  • ABA conducts research & reconnaissance on suitable properties. We only recommend properties we have inspected and that meet your criteria. Client too must have inspected the home and then recommended for ABA to pursue
    • Complete liaison with agents - extracting the right information to determine whether the property fits your criteria, price range and terms and conditions.
    • Co-ordination of private inspections and open house inspections for you to view properties that fit your criteria.
    • A detailed reconnaissance on the suitable property comprising of:
      • Comprehensive CMA report and independent market analysis
      • Determination of true price range based on current market conditions, sales history, genuine buyer interest, verification of actual offers, vendors motivation, urgency to sell, and price expectation.
  • Personal inspection of suitable properties to ensure recommendations of only those that fit your criteria.
  • Private sale purchases:
    • Negotiation of best terms, conditions, and price on property.
  • Auction purchase:
    • Negotiation prior to auction or strategizing for auction success.
    • Critical negotiation phase – if property is passed in to us as the highest bidder at Auction.
  • If client wishes to remain anonymous or is unable to be present, ABA can use the nomination clause or utilise power of attorney to secure the property in client’s absence
  • ABA will attend as many auctions/ private sale negotiations necessary to secure a property
    • Thorough inspection of contracts and arranging for contacts to be sighted by a solicitor and/or conveyancer.
  • Supervision of signing; ensuring that all the necessary conditions and terms are inserted.
  • Ensure client is aware of all the implications, rights and possible pitfalls of signing.
  • Pre-building inspection on all properties – followed by coordination of qualified pest and building inspection if required.
  • Photograph the property prior to settlement & conduct final inspection if client requests.
  • Client will receive guarantee of services outlining all the above mentioned services.
  • Provide post - acquisition support including:
  • Pre-settlement photos of property if required
  • Measurement of land & property
  • Final Inspection - ensuring all chattels and fixtures are present and functioning before settlement
    • Ensure that our client is aware of all implications, rights, and pitfalls of signing contract.
    • Weekly email updates of Property Inspection Lists (PILs) to keep track of shortlisted, missed out, to be inspected, and rejected properties.
    • Supervision of signing, ensuring that all the necessary conditions and terms are included in the contract.
    • Condition inspection on all properties – followed by coordination of qualified pest and building inspections for shortlisted properties.
    • Providing clients with post-auction support, including:
      • Pre-settlement photos of property (if required)
      • Measurement of land and property
      • Final inspection – ensuring all chattels and fixtures are present and functioning prior to settlement.
