I want to buy a property… Where do I start?
One of the hardest things associated with buying a property is “who do I talk to and who do I hire?”
At Astute Buyers Advocates we believe in making sure you are surrounded by the best people in their respective fields to help so here’ a road map to help get that sorted.
Step 1: What can you afford?
There is debate on whether you should go direct to your bank or use a mortgage broker to help secure your finances. Whichever you decide to make sure that you have a good relationship with them and trust their expertise so that you know they have your best interest at heart.
It is also a good idea to have a chat with your accountant or financial advisor as well if this is for investment purposes.
Step 2: Legal Representative
It is very important you have a good legal representative (Conveyancer or lawyer) as they will be the ones reviewing the contracts before you sign and complete the transfer of titles.
Step 3: Buyers Advocate
A buyers advocate can help in the property education, searching process, negotiations and ensure that you are not overpaying for real estate.
Step 4: Building inspector & Pest Inspector
Building inspections are one of the most important things you can do when you are buying a property, it is just as important as getting a contract reviewed before signing! A building & pest inspector will go through the entirety of the property and ensure there are no building defects or any nasty critters crawling around. They make sure you know exactly what you are buying.
Those are the crucial team you need around you when it comes to buying your next property, so if you are interested in buying a property and would like some help finding the right team to support you the team at Astute Buyers Advocates would be more than happy to help and introduce you to vast network of professionals.
